Maidstone Rugby Development


In conjunction with our partners, Quinn Estates, the club is in the process of exploring an exciting development opportunity that would see the club move from its current home at The Mote.

The development is part of the Binbury Park Garden Village scheme located on the A249 close to the Kent County Showground which is planned to include a range of highway infrastructure benefits, employment, housing, education and sporting & community gains, of which Maidstone Rugby is part.

The development would see the cub relocate to a site of c15 acres (6 Ha) on a long (125yr) renewable leasewhich would contain the following facilities:
  • a. 2 full sized grass pitches.
  • b. 1 full sized 3G AGP pitch (to World Rugby Regulation 22 standard)
  • c. Mini-Rugby pitches and Training Areas.
  • d. Clubhouse (4,000 sq ft) with viewing balcony.
  • e. Car parking for 150 cars & coaches.

Note:  These facilities can potentially be enhanced by levering additional grant funding opportunities.

The provision of the site is one of the early delivery aspects of the overall project, which is expected to be within 3yrs of planning permission being granted.  Planning permission for the project has already been submitted to Maidstone Borough Council which could potentially be completed at some point in 2020.

Overall the project provides modern facilities for the club to allow it to grow in addition to creating revenue generating opportunities outside of rugby.

Some of the benefits include, but not limited to;

♦Deliver nationally significant strategic highways improvements along the A249/M20/M2 corridor.
♦Substantially improve safety & traffic management on the road network.
♦Improvements at J7 of the M20 will reduce congestion & queuing by 90% at Detling Hill.
♦Deliver significant job creation and economic output at a strategic location in Kent.
♦Incorporates the creation of one of the largest country parks in Kent.
♦Considerable new landscaping & structural planting to mitigate the impact of the development.
♦Delivery of a new primary school and potential SEN facility to enhance educational provision.
♦Delivery of new GP surgery/healthcare facility for new and existing residents in the locality.
♦Park & Ride provision for more sustainable forms of travel linking Maidstone and Sittingbourne.
♦Creation of a new sporting facility for the local community and a new home for Maidstone Rugby Club.
